What's the saying again? happy wife, happy life ..... You're options are still pretty good. If you can afford investments, commercial sheds seem to be a far greater investment than rental housing. You can kick tenants out without making them homeless (so less rules). The tenant has to pay the water rates, land rates .... and the rent You could rent everything and keep one section of the shed for yourself.
Or maybe rent a shed from family/friends. That's what my brother wants to do here. Build a shed down here to use. Oneday, when he can be bothered getting around to it that is (this is the worst option for most, as you pay and build the shed, but its not on your land, so you will not own it). We will likely never sell, so the issue is irrelevant in this case To put costs into perspective. sheds are about $18k a year plug outgoings to rent a year. So paying $40k for someone to build one near you will have payback in 2years.
