Well the house is finally on the market!

After three long years of part time work on it, it is finally ready to be sold, and to move on. Auction on the 30 of May, but possibly to be sold before if the next offer is just a bit higher than the first (on the market 4 days, and already a good 1st offer).
I am looking forward to giving my job in medicine the flick, and moving north to FNQ. Just want to work as a chippie, building decks, and kitchens. I'm a qualified carpenter in Victoria, and want a simpler lifestyle.
    So wish me luck!

    Well done.

Interesting choice to have an auction, couldn't you find a good agent?

    HMM

He probably did find a good agent and that agent knew that the house he just listed was either in the right price bracket for demand or unique enough or in the right area to also be in demand and by the early offer that was written up, he does done the right thing.

So full credit to you Mudnut and hope it all works out.

    Good agents don't auction houses.

Maybe not in Horsham, but they do in bayside Melbourne, with period homes, If it does not sell at auction, we don't have to sell, so no pressure on us.

If you are happy with the agent you have chosen, then all power to you. I am certainly not trying to belittle your achievements.

But the facts are, if you want the highest possible sale price for your house you won't achieve it at an auction. You will get slightly above the second highest price. It may well be more than you expected, but it isn't the highest possible price.

Horsham, Melbourne, London. It doesn't make any difference.

CRAP. Good agents use the right method for the right property. End of Story!
    I hate rash generalisations
