    thinking of moving to the bush

    Hi All the wife and I are thinking of selling our home in Minchinbury to move to country

    Where thinking either Newcastle way or Canberra way

    Newcastle would be the preferred option by the wife due to the fact that she is able change here office from Home Bush to Newcastle with the company she works with

    Where looking at a minimum of 20 acres preferably more and want to spend about 200k there needs to be a house on the property as one reason is to lower our mortgage wouldn’t mind being about 1hr or so drive from either of these two cities

    Why the move well she went to Parks while I was at Cooma she visited 3 farms where her nanas friends live my little 3 year old fed the ducks the chickens horses cows and even rode a pony, then the wife had an idea one that I have mentioned for the past 8 years that its a wonderful life style and beats the city living in our opinion

    Will it wont be a working farm it will have just enough live stock to sustain life, veggie patch a few head cattle and sheep for meat hens and what not I may even get in to breeding English mastiffs my favorite dogs

    What are some of the things to look out for on a property I know very little to be honest but dams, bore water, town water electricity septic tanks etc etc are all things to be care full of aren’t they

    Any suggestions on property location would all be appreciated

    Acreage in the Hunter Valley won't be cheap, mainly because of the soil being very good for wine grapes and other crops too, Parkes on the other hand would be cheaper.

    Remeber the buetiful warm fire over at Cooma well every one couldnt pronance my forum name I kept on getting Rover-nit rather then Rover-n-it

    any way Chronic is better suited hehehehehe

    The Country life is great if you don't mide missing out of the city night life. Just inspect the septic as they are expensive to replace but a good one will go for years without effort. Chances are on that size block you won't get town water so you are at the mercy of tank water.
    Do some looking in the areas you are interested in first.

    A few points to check -

    1. access - is it legal? Is it all weather? If it is four wheel drive only, can you live with this? Problems with moving van, this sort of thing?

    2. Is it flood prone?

    3. Is it reasonably fire safe? (good clear area round the house & sheds, at and good clearance from bush to the west in particular)

    4. Firefighting water supply? Firefighting equipment?

    Some things to think about -

    1. Cost (and difficulty) of getting tradesmen out - e.g. can you fix a dripping tap yourself?

    2. You may have no garbage collection, and have to take it to a tip yourself, which, for example, in my case is 50km away in the opposite direction to the town I do my shopping.

    3. Can you get ADSL broadband? (anything else will be more expensive and less functional)

    4. Has the specific property (or even the general area) got a problem with weeds or other pests? Some small property owners have ended up with weed eradication costs exceeding the property value!

    5. If buying land without a house on it, will you be allowed to build? (there are impending restrictions in a lot of places, in some places already in place)

    6. What sort of title does it have?

    Probably think of more later.

    its okay to say you going to have livestock but you have to organise some one to kill them and dress them for you either on site or pay for local butcher to have them done by abbattoir.

    alternative is buy 4 to 5 head calves let them grow over 2 seasons and sell for cash and replace

    trade with your negihbour farmer, did deal on my 7 acreas with next door neighbour diary farm to cut and turn my grass into hay bales and sold them to him for cash.

    a tractor handy thing to have buy a small grey if you can find one for the money.

    need a generator for power when line has brown outs

    need a water pump

    need water tanks for storing water on site to pump to house

    large shed for workspace and storing your gear

    where looking around the Parkes Orange area I think, As Baz advised the Newcastle area which was preferred seems a little out of reach price wise

    we need to do a little work around here prior placing our place on the market, but these are the areas that look attractive and in the price range

    MANDAGERY


    so the area we are looking at are Cookamidgera, Bindogundra, Mandagery

    I have no idea what I'm getting my self into here but I have this urge to live in the country over the years I have grown to hate the city despite being a city hooligan in the younger years getting into all sorts of trouble as a lad

    the wife agranging a gettaway on a working farm to experence farm life for a few days this should be intresting

    JDNSW has pretty much covered it on things to look out for.

    Other things are, does it have town water, a bore, or it pumped from a creek/river, what are the rates, you could, if possible work out an arrangement with the neighbor to let him graze his stock for favours.

    One other thing, WHY are the current owners selling.

    Dont forget your little three year old will be seeking employment oneday, so may have to travel a long way to get there.

    Once you leave the suburbs, you will NEVER go back.
