Gday Andrew,
I grew up and lived on the Sunny Coast (a farm at Bli Bli) and have been in Brisbane for the last couple of years. Still spend a fair bit of time on the farm and the coast.
Some of the things people have said here, are bang on, and some are just are a load of bollocks.
It's a great place, but...the coastal areas are getting over populated and the infrastructure is way behind where it should be.
Public transport is practically non existent, compared to any other city or any similar area with a population it's size.
If you don't like traffic, or crowds, forget about Buderim! It ceased to be a cute "village" long ago.
Getting along King St (tor antwhere near the main drag) morning or after 3pm is a tedious exercise in frustration or patience.
It is a nice place, but been over developed, and has a lot of tossers & "oh darling - look at my poodle, and you simply muuuust try this divine decaff, lemon twist, free trade, soy milk latte" type tossers, on a scale to rival Noosa!
(that may be a plus for some people)
Anywhere west of the Bruce Highway, (only about 10-15k inland) is generally cheaper and there are reasonable places, though it is moving upwards. The range or hinterland ie, maleny, montville, mapelton, flaxton are getting ridiculous for prices though.
The climate is sub-tropical and you definitely don't need aircon to survive. The humidity and temps are nothing like Nth Qld.
There is fuel discounting and the prices are probably 2c max higher than Brisbane, if at all.
I'd take a week or two up here and don't just do the tourist thing, but have a look around at all the areas you're considering. If I get the Series 3 on the road you can take that while your here.
I've got a few mates in the Ambos on the Coast and Brissy, so if you want a chat with em or any info, let me know.
We could just do a "farm swap" Bli Bli for Glen Davis!
Well I've read all the comments, so this is from someone that actually lives on the Sunshine Coast currently. I would steer clear of Buderim it is overpriced and overated. If your looking for a bit of land consider Glenview/ Mooloolah/ Palmwoods or Tanawah as they still have some acreage and a reasonably close to the uni.
I actually live between Caloundra and Kawana in the flat section west of the Nicklin way and I have water at my front door and clearly Solmaniacs comments have caused me offence so i accept the prewarned apology. Come up for a visit or as suggested rent for 12 months. If you prefer the hinterland consider Mapleton/ Maleny/ Flaxton.
I've been to the Uni up here and it is one of the highest rated regional uni's with the academic qualifications of the teaching staff in the top 5 in the country. That is the don't have teachers without a Masters level but 90%+ have a PhD.
There is great access to the Beerwah State Forest which is recently opened up to vehicles without the need for permits. Cooloola and North Shore are awesome as well as quick access to the city if you need to get there in 1.5 hours.
The Qld ambulance isn't much better off than NSW. I'm sure you would have the job and location secured prior to moving to the coast as living on the coast does not influence the assignment of employment location.
Is it a hole?
well in some places there are lots of holes,,
building is one of the few major industries on the coast.
It is after all a tourist/retirement destination.
so expect seasonal rates and population changes.
Traffic all over the coast is very bad,,
I think Caloundra beats it in nearly every catagory,,(except footy,, Go U Crushers!!)
The inland hills are very nice,,

I don't know the place but if it was me I'd take a holiday, find a pub. Have a few beers with the locals. Next day, check out the markets, shopping centres, entertainment, go for a drive, maybe another pub
. Soak up the atmosphere and see what you think.
As mentioned, if you decide to do it....rent for a while. You can always bail out and head back home (Did that twice myself!!) and try again.
Follow your heart mate!
Oh..... and you'll need long white sox too!![]()
Mate Coastie and Uncle Ho are on the money.I deliver builing supplies from Burpengary to Gympie and Iam up there everyday of the week. Places like Glenview/ Mooloolah Valley/Diamond Valley/ Palmwoods/ Glasshouse
/Beerwah/Landsbourgh are all great locations still get 1000m to 3000m size blocks for good prices, but these places are also getting bigger and more and more estates are popping up as people/farmers sell there land to developers.
But I think the sunnycoast is great its better then brisbane traffic and in my opinon better then gold coast. They dont have a rail structure but plenty of buses and there still building more roads.
Few other places that I think are also good but are a bit futher away are Yandina/Maroochydore river/Bli Bli.
Anyway goodluck with what you decide...
