She hadn;t signed, will be asking more into it, but only a verbal agreement, not sure what stand I have, was the real estate who told me, she had it listed elsewhere and they've taken the offer

You may be "gazumped" which means that though you've made a verbal agreement with the seller the house is sold to another buyer at a higher price.
