Thread: Possibilities for building an attached shed/garage

First you need to check how close to the boundary you can build. Other houses/garages in your area should give you an idea. Generally older areas with large blocks are 500-750 mm setback, newer areas or areas allowing subdivisions may allow you to build on the boundary but you will likely need the neighbours permission.

Anything other than a small detached garden shed will need full council approval with all plans submitted.

Do you have a floor plan of the house or willing to PM address I can possibly give you more ideas... Been down this path several times as an owner builder... (of garages etc...)

I don't know about BCC, but in Ipswich you can build right up to the boundary.

Depending…but an appropriately painted shipping container works well, can cover with building board to hide the steel. It is classed as a temporary structure and therefore doesn't need approval… other than SWMBO's

My experience, BCC will allow a carport to built right to the boundary up to a length of 9m no questions asked, as long as it meets certain points. Memory serves me it is something like;
* must be constructed from fire retardant material
* must be open for 50% of its sides - hence why it is a carport, not a shed.

For an enclosed attached structure there is a set back distance required, and it is different based on frontage length of the block. You may be able to get the set back reduced by going through the relaxation process

I have done many builds/extensions in BNE. Go and visit the local council office, I work in the city so it is easy to pop in to the city office, they bring up the property details, tell you exactly what the block is classed as, show you any underground service mains ect and advise if what you want to do may be possible. I actually do this before buying the property so I know what I can do with it. You might have to book an appointment with a planning officer in the suburb offices. While you are there get a drainage print out and any other drawing they have on file.

Good idea. Thanks. Should have done that before buying but in truth there are more important considerations than purely sheds (yes yes I mean as a COUPLE not just for blokes)

What I WANT would be defined as a garage, not a carport. (ie fully enclosed)

I've been trolling the council and planning websites and as best I can determine the setback I have to work with is 1.5m. Which pretty much screws me as there's probably not even 3 m between the house and fence as it is. I was hoping I could get it to be built to the fenceline.

All to do with block size and apparently that big useless front driveway and garden area screw me up ! Grrrrrr.

I wonder how likely council are to be cooperative..... Not in an inner city or heriatge area.
