Will they maintain your road? How much annual rent will they pay? What insurance coverage are they offering?

Hello All,
I received a letter in the mail from one of the telcos asking to see if we were interested in giving them permission to construct a telecommunications tower on 70 square metres of our rural block. It was their first approach and we; wife Leeann and I have just put together our first thoughts on it. The conclusion is that we need to know a hell of a lot more about it! However, I thought of asking some unbiased views here first before responding to the letter.
Just wondering if it is a big minus having a tower when it ever comes to putting the place on the real estate market when thoughts of moving on happen along?
I recall past protests in the national media when these towers were planned for locations like next to school yards. This was due to concerns over possible electro-magnetics and the like.
If anyone has one of these yet to be fully defined towers on their properties what have been the pros and the cons. Do you regret the decision? In retrospect what questions should you have asked them before giving the go ahead?
Kind Regards
Lionel

We have friends who had a tower on their rural property in Victoria, it was at least a 100 metres from the house so no chance of any radiation or whatever.
Part of the deal was an annual rental, free unlimited broadband internet and phone, the company maintained the road into the site (to a much better standard than it had been) and also the fencing and gates around the site as well as between the site and the road.
They had no problem when selling the property years later as it was seen as a plus especially with free high speed broadband and phone.
Take the money and the free internet/phone etc.
But keep the tower as far away from your house as possible 200 metres is better than 100 metres.....

We got a letter asking the same for our place. After speaking with a local estate agent, who we know reasonably well, we decided against the proposal as for 10 years at the offered $7000 a year the property would be devalued at at lot more than $70000. Just our opinion.

Cant comment too much on the pros/cons, but my vet neighbour agreed to it and the tower isnt too far from the house. This is for the fixed wireless NBN tower.

The major con will be visual, which in turn may impact on property value.
There is very unlikely to be any radiation issues - since the elements are way above house level, radiation levels are lower than the general radiation level in the house from electronic devices in the house.
So the level of cons will largely depend on your individual circumstances.
The pros have been suggested by other posts, and basically come down to "what are they prepared to offer?"

No experience but can I suggest you ask yourself....
How do you feel about unannounced visits by maintenance or repair teams? That might be a factor or not.
How far away is it from home? Is it visible? Does it disturb a particular view? Would a Land Rover look good at its base? (Yes it would... )
Good luck with it... I hope you end up happy whichever way you go.
I have a mate with a tower on the top of his shop in Coogee, he gets $16k a year and it has greatly increased the resale value of his property.
As long as it is not built next to your house, that is providing you have a dwelling on the block and or it's not built where you might want to build one then what is the downside?
One thing to think about though, does your block have permanent 240v power? If not are they going to install power lines or do they plan to power it by a diesel generator?
Cheers,
Terry

There's two of them on top of the office I've been working in for the past couple of years.
Only "adverse" effect we've seen is that we occasionally have to move a couple of vehicles out of the carpark when the technicians need to work in the two small buildings located down in the back corner of the yard, for system upgrades etc. But this has been very rare.
Obviously the building owner is supplementing his rental income somewhat.
