    Just dreaming, 40 acres

    40 acres ten minutes from Mt Gambier

    If you had it, what would you do with it?

    Current thoughts are to erect a few permanent tents to be used as bedrooms. Have a communal outdoor fire pit. Have a communal ablutions block, kitchen, bbq and covered area for picnic tables and benches.
    Oh, there will be a few sheep and cows wandering around getting fat.

    Good idea? Would you stay there? What would you expect to pay per night?

    If you don't think it's a good idea, what would you do with the land?

    Unless you are living nearby it would be a PITA (unless its natural bushland .... which upkeeps itself). 40acres isn't enough to make the costs of running cattle or sheep a worthwhile venture I'd imagine.... And if you don't do that ............... Wow .. upkeeping and mowing 40acres ... Hope you have a bloody big tractors ..... and a huge slasher for it.

    Lookup the free camping websites. If there is a free camp nearby (look at the free camping facebook group), you'll will likely find it very hard to rent a tent out. Is there any attractions nearby that would attract people..... Can shooters use your land for some shooting ? (that would get them in).

    Thats funny, I looked at 41 Acres yesterday only 1/2 hour away from here.

    About double my budget but the Runway would be nice to fly my R/C planes but really only want a basic bush block for a weekender.

    For a start, you won't need to mow the whole 40 acres - just around the camping area. I've stayed in similar places, a few years ago, $10 per person per night by memory.

    Yes.
    Holes in the ground. A nice motor museum. Wineries a bit of a distance away. A few other attractions. A great place to spend a bit of time, if you ask the locals.
    Downside, there are quite a number of underbooked motels about. They fill over capacity a few times a year i.e. Jazz festival.

    I would pay 20 per night (10 per person). You probably couldn’t retire on it but it’s a lot of work. Maybe ask Wardy what his thiugh are? (I realise that he is doing caravan parks but still, it’s similar). I wonder what the insurance hassles would be? Just dreaming, 40 acres
