I'm about 15 mins out of Yass. I can commute to Canberra in just over an hour so about the same as the Yass guys. Most Canberrans will now consider going out as far as Yass but no further.
As said Sutton is not to far and easy to commute from but it's prices are high and climbing.
It's easy to find land or established places out Yass way. If you have any specific questions feel free to PM or just ask on here.
Like already said getting rural land in the ACT is now not happening.

We're in Yass and made the decision to live here 5 years ago after buying a block in Murrumbateman and having difficulty getting the house we wanted built at a reasonable price. Murrumbateman has a large development with 2 acre blocks and is more expensive than Yass as most Canberrans have a psychological hurdle with driving the extra 20 Km.
Yass has most of services and shopping that you need with Woolworths, a couple of hardware stores and tradesmen.
