Nice Mike! - How cheap is cheap? - Think I'll need more that 2.7m clearance though.

Less than 3K in Perth WA .... If you do a Ceiling on rake (Truss roof can achieve this cheaply) then you end up with 1.5m high for car + 1.8m in the air = 3.3m clearance ... Exclude the wheels cause you just want the chassis above your head

    Achievable via
2.7m walls // 30 degree roof // Ceiling on rake // Car set 1.5m off side wall // 7.5m wide garage // Cavity brick wall allround // 3.0m wide left for the second car to park with 900mm room to move between vehicles

we got a good price on a metal garage a couple of years back
but i cant think who the maker wasbut i'll ask the wife tonight

it had sliding front doors instead of roller doors which gave you more door height................

    heavy duty frame and trusses

now the size i think was 9L x 10W roof height was starting at 3.6m then up to the ridge maybe 4.2m from memory

the whole kit was $5700 but you had to install it yourself
plus the floor which is around $1500/$1800

they also get the permits for you
    130's rule

Here is the link I mentioned. http://www.autospeed.com/cms/A_110687/article.html

It's quite detailed, over 10 Parts to his build up but worth a read to pick up pointers.

I would have a switch at the dooor that turns off all the shed power.
eg things would not get left on over night.
very nosie when the air compressor turns on in the midle of the night and wakes you up.

The best garage I have seen to make good use of space on a suburban block was a brick walled structure with a higher head height than you proposed Sleepy. The owner had built the shed himself/industry contacts, the roof was high enough for a mezzanine floor. All walls had approx 1200mm storage shelf above head height (approx )2.7 going all around the walls. The shelves where supported by RHS so you could have placed a engine or gearbox up there. With an I beam on the ridge of the roof to allow a travelling chain block to be hung under it.

I emmidiately wanted one just like that when I saw it.

    Good luck with your garage.

My workshop in the UK was 6m wide, but nearly 10m deep. I only used it for my kit car. The room at the front of the car was great. Plenty of space for fabricating. My advise is go as deep as possible, I also had a toilet, fridge, old sofa and planned a shower too for if I was staying. I had a 1 ton hoist in the roof, but wish it was higher to fit a full ramp in (council regs kept the apex below 3.5m)

put in a pit and put a trunion track mount in it so that you can make a small creeper like frame that you can use to mount an oil catch can to as well as setting it down low enough that you can put a telescoping ram on to use as a transmission lifter.
