    While I'm no expert by any means - there are some here which hopefully will chime in - my 7KW wall mount can cool our kitchen/living room easily, and a bit more - 2 of the bedrooms ok so I would think a 12KW unit may be just a touch on the small side if you want your whole house to be frosty all at once, but if you are only going to cool living areas through the day and the bedrooms at night, I should think it would be fine - it's a lot more to pay if you're not going to cool the whole house at once IMO.

    If there was only $1000 between them I'd go the 17 but for $4000 more I think I could make a 12KW unit work very well in my house - which is of similar size to yours.

    I put a 14kw in our old house of similar size, it heated it no worries, but cooling took a while, it did do it, but a bigger system would do it easier.
    What brands are they quoting?

    I presume it is day/night?

    How big exactly, is the area you want to cool in the day,as i presume this area is larger than the night area?
    Any large windows or doors facing west with no overhang,ceiling insulated,low set,brick and tile??

    I would also stay away from multi head units,once they malfunction,they can become a nightmare to repair.

    Inverter wall splits are virtually a throw away ,particularly the smaller models,once they malfunction after the warranty has finished.

    We have never been real keen on LG units,but after doing repairs on them have found parts availability very good & way cheaper than any other brand,& tech support good.

    Many repairs we do originate from bad installersor power problems,such as spikes,etc,or vermin such as rats chewing wiring,& geckos getting onto PCB's.
    Generally well installed A/C's are very reliable.
    Any of the name brands will give good service.Remember they also need regular maintenance.

    Umm,as for badly installed,came across a ducted unit in a residence today that was wired in parralled 2.5mm cable instead of 4mm....a definite NO NO
    Geez,that was 7 yrs ago and how things have changed.
    Daikin tech support has turned to crap,and we have had 5 yrs of Panasonic issues,so have moved on to Mitsy electric,no problems at all,none.

    Actron for the smaller one and Daikin for the bigger one, but we also have another quote for a 17 Kw job and it uses Actron as well.

    Actron are pretty good, have wired quite a few of them up before

    The living area is 175M2 and the bedroom/study area is 80 M2. Ceiling is well insulated with batts (R 5. something from memory) All west facing windows are shaded by a 4.0m verandah (iron roof) The rest of the house is brick and tile. We also have heavy drapes which we close on hot days and get good results, but when the heat goes on for days, the structure heats up and then we're stuffed, which is why we're on this mission.

    We went with Daikin but only because the Fujitsu guy never turned up to do a quote even after 3 calls.

    Are you sure the area is 175 m sq,seems pretty big?

    Working on 175m2 we would be around 23kw but some of this area may be corridors etc,difficult without looking.Your area is also different so heat loads may also be different,but I wouldn’t think so.

    So bottom line is maybe go with the 17 kw if two contractors have gone that way,our suggestion would be two stage if possible due to low load and small area at night.Will cost more but save in the long run.Inverters are not bad with low load anyway,although you may have to dump some airflow at night.
