All that said, start fronting up to open for inspections and get talking to the agent. DON'T just walk through and give your name like everyone else. A few minutes of letting the agent get to know you will make them infinitely more helpful. some good advice there, if i was going to add to it.
do the open homes, polish up the kids and the car ( agents will look at the car) dress well as it is a serious topic so give it the respect it deserves.

dont be negative, dont complain about being kicked out, say that you have been there over 4 years ( stretch it a bit) and that the property has just sold with the new owners moving in. and above all Look and behave like some one who you would or could be entrusted with $300 000.00 or more.

ask your current agent for a reference, better ask them about another property.

You should have your current bond refunded at the end of your lease so you shouldnt need 2.5k striaght up only the balance of difference between your current and hopefully new lease.

The govt also provides rental assistance to low income families(depends how much your combined income is) so this may be an option/ way to increase your possible property choices.

Your kids will survive day care for a period if you have to work to get a new property lease. Though I understand why you wouldnt want this.

Our 3 boys were born during the "recession we had to have" in the 90's
Houses doubled, interest rates at nearly 18% and we were literally living pay to pay with enough fuel to get to work only. Rent kept going up every 3 months and my wife couldnt get work. We ended up moving to Dubbo in NSW because we could afford a house there (63k) I was well qualified with Fiiter/Machinist, Toolmaking trades and post trade Fluid Power but still struggled with employment. I ended up being a change jockey at the local pinball parlour for 2 years!!

If having one of you home with the kids is important to you ( it is to me)
maybe a tree change or sea change is another option?

I'm unsure of what you can afford for weekly rent, but a quick scan of Real Estate, Property, Land and Homes for Sale, lease and rent - realestate.com.au show a lot of property available in the $200-300 range.

For what its worth id go for a tree change -i depends on what type of job your wife has -and if your city folk or not -generally in the regional areas if you want to work youll find it and it can be flexable + you might be able to get an old farm house room for pets ,lil motor bikes etc -room to move .
do a bit of research -the gov used to help people shift for work.

Not a great situation to be in.

I saw a program a week or two ago about a rural council that was renting out vacant farm houses for $1 a week, BUT you had to renovate them in return. They are trying to get more kids into the local school, and increase the business/trade of the town with new faces.

It would have been an ABC or SBS program, but I have searched and can't find any link on Google.

If you could find out which council it was, it might be worth a call, if you are handy etc. You'd need your own transport though, as most of the places were a way out of town. Wish I could remember the name of the council!!

Sorry but I lost most of the sympathy I had when you started bringing race into it.

I also fail to see what the problem is with having 7 people in a 4 Brm house. I know quite a few people in my parent's generation who grew up as one of 6 kids in a 3 brm 1 bathroom house. So that is 8 people total in a 3x1. I don't know how they did it - yet it was/is possible. I commend people who don't feel the need to conform to the McMansion stereotype.

I fail to see how a 4brm house can be too small for 2 adults and 2 boys??? If it is too hard for you to manage financially, maybe you need to downsize to a 2 or 3 brm place so you can save some money to eventually buy a house.

I suspect I am from your parents' generation.

I was one of 6 children in a 3 bedroom house. Mum and Dad had one bedroom, our sister had a small bedroom all to herself and all 5 of us boys had the other bedroom. There was nothing at all unusual about that in the middle of the last century. Most of my school friends shared a bedroom with at least a couple of brothers.

At that time, the idea that children needed a bedroom of their own would have been considered ridiculous.

Times have changed and people's expectations have certainly changed.

I know where you're coming from. My mum grew up in a 3 bedroom house (circa 50's n 60's), parents in 1, mum n her sister had a room each. This was luxury in those days. I grew up in that same house n granted I'm an only child so never had to share a room, but I now own it and is easily big enough for any future needs.

Peoples perceptions have changed over the years like you said, as they now want that extra room 'just in case' they want a cinema room, study, extra bedroom, etc, and this is plain crazy! Having sufficient space all comes down to how well you lay a house out imo. :)
