    Looks like the sort of jerry-built crap bunged up by spec. builders on small lot developments on the Gold Coast, flying skew-nailed butt joints and all. Soft-wood framed termite tucker.

    Architect designed no doubt!

    The fact that the top and bottom plates are adjacent to the studs is the design allowance for movement so that the structure wont improve in case of an earthquake, or a truck drives down the road.

    We've recently built a bush toilet/shower building on our block in NSW. After pricing timber, and eventually getting a bargain by buying it from the Caloundra tip markets, it amazes me how many dollars worth of timber the man is wasting...
