I will happily pay Mt Gambier prices for your Ampitheatre property.

Oh, Have you put in for your W class tram yet? You need to get your application into Victrack soon. You need one.

I don’t need a tram. I’ve got a train. Well, sort of. They have just reopened the railway line, (total rebuild) between Ararat and Maryborough. Freight only. The line runs past my Amphitheatre block about 150 metres away. Clearly visible. Somehow (allegedly) some engineering went awry and the line is not up to required spec so the train belts through at a whopping 30kph. So slow it is like having it on the block.

You could also put in a 4wd track, obviously don't use a Land-rover to lay it out as you want other vehicles to have a chance of completing it, or you could at least let them drive the fence lines.

One was near Goomburra (Qld), but the camping ground closed after the property changed hands.
Other was near Roma (Qld). It closed when the insurance skyrocketed after 9/11.

If you had it, what would you do with it?

Current thoughts are to erect a few permanent tents to be used as bedrooms. Have a communal outdoor fire pit. Have a communal ablutions block, kitchen, bbq and covered area for picnic tables and benches.
Oh, there will be a few sheep and cows wandering around getting fat.

Good idea? Would you stay there? What would you expect to pay per night?

If you don't think it's a good idea, what would you do with the land?

From my understanding the local prison in Mt Gambier has a very large amount of sex offenders and similar individuals.(Not all but a very large amount)
I think because its a protective prison for certain prisoner types. Its also getting bigger very quickly.
How does this relate to what you asked?

Well prisoners when released are released to Mt Gambier generally. Not a good thing if you live there.
Also there is quite an ice problem around there best i can tell. I only visit that area a couple times a year but thats certainly my impression for what its worth.
I dont even live visiting the place and find i camp further out like Millicent and travel into My Gambier when i have to.

    Just my 20 cents.

I wouldn't worry about ice .... simply because it is a immensely huge problem EVERYWHERE (except possibly for the areas that are wealthy enough to by higher priced drugs ..... eg: cocaine). I have no doubts a huge amount of the crime eg: robberies, house invasions --wow that sounds impressive-- or another way of saying burglary while the owners are home is due to ice usage here in Ballarat (last lot I caught down here .... had a v8 land rover screaming across the paddocks at 6000rpm trying to run them down. Funnily enough they haven't been back).

Ararat has the sex offenders prison. I know someone that works there. He reckons the only fix for the inmates is a bullet .... and that they should never be released into the community for any reason.

    $10 per night, or....

Build tiny 'eco cabins' with warm lighting, expensive sheets and blankets, a 'minimalist' kitchen. Take lots of glamour photos and post on Instagram. You'll soon have a following and be able to charge $500/night.

It's all about creating something people will desire.

    Yeah, that's the intent.
    With tents like this:
    SPAIN-GLAMPING.jpg
Proper bed and sheets with a heated tent but no power in the tent. Power will be available in the communal/meals area.

Oh, this is not a lifestyle change. I'm just doing a little research into a potential business opportunity.

On my travels through Qld a couple of years ago we stayed at a few farm stays.

They are basically a vacant block with a toilet block (showers & toilets) and bays for caravans to park, no power. One of the places had a wood boiler to heat the water and was only run from 5-9 pm but because of the warm temps the first shower in the morning was nice and warm. One other place had gas instantaneous hot water.

We were charged $12 to $15 a night.

Something like that could be cheap enough to set up, I have even seen a few donga toilet blocks for sale that would be good for this idea.
