    Life in Perth

    This is for the Perth guys out here...

    As some of you may have seen my post, I am coming home to no job and no place to live. Looking at the job market seems like Sydney has the edge, followed by Melbourne. I am not looking at Brissie (sorry guys) but my mob lives there and the missus simply will not.

    Out of curiosity I looked at jobs in Perth and there are a couple good ones for me... so I thought I'd check with Perthians to see what are good suburbs to live, where not to live. I'd be looking at something quiet (for the little monster of mine) and close to the CBD.

    As I have no real ties with Sydney (apart from the in-laws which is a questionable tie and the fact that I grew up there) I could move anywhere in Oz... as long as it is NOT Brissie... but this is just an idea. For now. Will see when I apply for the job. Who knows...

    Close to the CBD: south of the river, Carlisle/Bentley/St James are reasonably priced ($320 000+ for 3bdrm). Lathlain/Vic Park/Kensington are closer, but pricier ($400 000+). Nice pubs, resteraunts, handy to the train, bus, casino and airports.

    North of the river is generally pricier.

    house prices have gone beserk, rental market is very competitive, my last rental had 12 applications on the day of open house. My agent just picked the best person from the lot.

    Infact people are offering over the advertised rate to try and get into a house.

    my house is 10km from the cbd and 7km from the beach. i rent it for $215.

    If you are going to buy in perth, buy as soon as possible...
    prices were going beserk last year, my house went up 130k from Feb to September....

    well you dont say what type of job you want or what skills qualifications you got so its hard to advise on job employment prospects in Perth

    I bought my house in Ballajura, whihc is NOR wedge mid way between Hillarys on the Coast and the Swan Valley about 20 -30 mins from Airport, City in Feb 2005 for $256,000 current market prices for similar houses in area is around $400,000 to $425,000

    Rental prices have lept, New House construction sees delays of about 12 months to get one finished.

    Resource projects are scheduled by big resource companies for next 5 years so job demand likely to continue

    current build time is now 2 years from contract to keys....

    i bought my house in April 2004 for $175,000 is now around $400,000, smaller unrenovated house down the street sold for $395,000 before i left perth 4 months ago

    We moved to Perth 3 months ago after living Germany for a few years (were in Brissie before that). So far we are really enjoying it.

    On the advice of Gordon (which reminds me - I owe you a beer!) we looked around in St James and surrounding areas, and ended up buying a 3brm house on 730m2 at St James. We only moved in a couple of days ago, but so far it has been a completely quiet neighbourhood and as gordon said - heaps of shops and restaraunts are close by.

    Most of my friends and workmates live in Vic park, east vic park, kensington, and those sort of areas.

    If you live anywhere with a view of the river or beach, prices are ridiculous.

    I found it quite easy to find a rental property when we first moved here, and even easier to find someone to take it over when I moved out before the lease ran out.

    This gives me a bit to think about.
    Re job: I am a graphic designer with over 16 years experience in web, packaging, promotion, interactive TV and so on... and currently my position is Art Director for a global electronics company... well it was my position.

    So I am looking at something in the design area - senior designer or above.

    Yeah, the prices of houses don't seem to be as low as I though or remember them to be, but still not as scary as Sydney. Anyway, I probably would not be buyng anythig for a while.

    I cannot see anything but negative equity in the future of People buying into Perth now...

    paying $400+k in Perth is madness - buy something in Melbourne or Brisbane for your $400k and rent it out, then rent in Perth yourself...
