Having seen the rust staining on buildings from watering the gardens around Perth then I'd say your water is hard!

Let's hijack the thread a little more - well, maybe not. This is a building/plumbing question -it may be NSW specific.

Does a toilet (I don't mean the WC itself but the "room") need to be against an external wall and does it need a window?

if you dont get a reply call your local council and talk to anyone in the building department, they'll keep you right

For piece of mind, it might be better to call a plumber and be done with it.....

In Victoria a toilet (WC) can be in an internal room but must have an exhaust fan switched by the light so that when you turn the light on the fan comes on. Building codes are becoming more standard across Australia and I would be surprised if NSW was different.

i Believe its the same in WA, as that is what we have, a toilet in the middle of the house, backing onto the lounge about as far away as you can get from an outside wall!, it does however have a fan switched by the light switch

P38, thats was what i was hoping, kill 2 birds with one stone so to speak! so the question is...

we have a tiler, plasterers etc etc, so where are the landy loving PLUMBERS? c'mon guys its only easy work!

    Thanks

    Steve
