It could be worse. The department of housing is allowed to bypass council completely and more or less build what they like, when and where they like as they are doing here in Swansea ie. putting multi story unit complexs where 1 house used to stand. At one of the many public meetings between the powers and the people one resident raised the subject of crime. The powers responded that this shouldn't be an issue as the development is right next door the police station. The temporary fencing went up around the property one day and it was gone the following morning. Lucky its going to be next door to the police station.

My Asshole neighbour sub divided his block next to me. The sold it off on auction.
He was always playing drums and had jam sessions or his daughter threw loud parties when the parents were out. My property is lower than his so I copped all the bass sounds during the night. ( Bass travels low, and all we'd hear is the Boom Boom all the time) So on auction day we opened our side bedroom window and turned the music right up as pay back.
There was a knock on the door from the asshole next door, asking if we could turn down the music during auction time. I thought it's alright for you asshole to interrupt my families privacy. (He said he wouldn't ask, and it was the agents request).![]()
I know my neighbour re-develops properties a fair bit & after talking to him, I know developers look for the following when buying to subdivide.
Proximity to public transport- Buses & trains ( ie Murrumbeena you have to be 200m from them to subdivide).
Cost of property Vs likely profit to be made.
Ease of council approval.
You might be worrying un necessarily, private buyers will always out bid developers, especially for quality properties.
So in other words if its a dump on a large block close to a railway station, bend over![]()
I am a builder and work for a developer.
You may not remember when the block you live in probably belonged to a person that had a much larger block and sub-divided that.
imagine what his neighbours thought of that decision.

Properties are shrinking because we need space to house more people.
High density is just the way its going to be from now on.
If you complain them building next door, think back when your neighbours put up with your house being built.
To stop anyone you don't want moving in just buy it yourself and develope it or rent it out like someone here suggested.
You never know, new neighbours may be really nice, subdivision may increas value of your property and you can buy an investment property or two with the added equity.
Look on the bright side, you must be living in a good suburb to wonder if developers will buy it, thats what we focus on mainly.
The ability to move properties on quickly to reduce holding costs and free up cash flow etc.

not that concerned about new neighbours, just further development in a small court. Dont think our neighbours would have been too concened about our house being built as it was one of the first in the court.
Just dont like the idea, it would hardly be high density living, just not as quiet & peacefull as it once was.
Im proly just getting old & grumpy. Proly jumping the gun aswell, hopefully a family with good old fashioned values will move in & we can live happily ever after.

Put a sign up in your front yard and all the other neighbours. This will make it obvious to developers that they are in for a hard time.
As the developer wont live there, he is less interested in the quality of life in the street after his developement. You definitely dont want to scare away the quiet family types.
