    Hi Martyn,
    I was actually hoping to have a chat to you at the Expo about this very problem. The Firies had an open day last Saturday & I called in there & spoke to them about my concerns.
    They suggested having the Fire Management Centre in Minto out to assess the property. There are a few big trees that are a little too close for comfort IMO. I would like a bit more breathing room around the house, probably to the top of the gully.

    Fire from the east is my main concern but at least there's no real public access to my gully & there's other properties on the other side of that.
    Do you think a fire from the north is a greater threat?

    The house is plenty big enough as it is so I'm hoping that a future extension is not on the agenda. The size of the house is one of the main attractions - every other house we've looked at in the area has had extension after extension added on. This one is big from the outset.

    All the other houses in the area are similar. I really have no preference over inground or above ground but I think they've gone above ground because it was easier & the land suited it that way.

    yes ours is concrete (107,000L) and it never had filters on when we moved in, water tasted OK but we fitted filters anyway.

    Now if your on tank water only due to location..I would imagine your on septic tanks too, If you haven't already I would see what condition they are in too. we decided to have ours cleaned out although not full the septic was not doing well and was starting to smell can be due to what they put down the drains etc.
    Um, yes the house is rather big. It was actually set up as a B&B & a retreat by the previous owner - I don't think they got to the stage of having anyone stay there though. Googling the address brings up a few odd links though & the letter box keeps getting filled with Scientology crap.

    I don't think the pool is hooked up to any supply. It's always been dark green until a couple of weeks ago (the RE agent must have had it cleaned).

    The septic system is a Bio Cycle type set up. There's no odours from the tank area & the grass is growing well around it so I assume it's OK. We'll be doing a bit of work around the place for a while before moving in anyway so that might need to be added to the list.

    I'm so excited for you guys..when is the viewing...For me I mean.

    Ian seems to think your septic is the same system as our neighbors and thinks you might have to get it serviced every 30 or 90 days he can't remember but he said its a good system.
    Our Land Rover does not leak oil! it just marks its territory.......

    Lucky it was built as a B&B, I'm sure the septic will be able to cope.

    place looks great Scott, good score, im so jealous. I'd kill for acreage again.

    I have seen the tank set up you have used a few times. But in each case its when the house is on a steep block. Water drained into the bottom tank from the house and water is pumped to another tank up the hill to create the water pressure. Seems odd in your situation, would just be a waste of electricity pumping the water back up.

    its possible that it was done that way to have the pump away from the house also, nothing more annoying to a B&B guest to have a water pump running near your room.

    I don't think it was built as a B&B. I just think the PO was trying to recoup some of his investment before the bank had other ideas.
    Hence the health retreat reference that Google also brings up. Another hair brained idea.
