Thread: Pre- purchase Building Inspections - some sort of scam ?

    read the inspection report most of them write I like the way they releave themselves of responsibility. At my girl freinds house the inspector showed a picture of the switch board with new rcd's. The report stated the buildings wiring system was in good order. After adding a power point I found 8 points wired in 1.5mm2 tps installed in an amateur fashion ,down lights wired in twin active no earth, a live end in the dirt under the house.
    When one does a dodgie refurb and replaces plaster on an external wall are they supposed to add insulation in the wall?
    How far under the house or thru the roof does the inspector crawl if hes inspecting the building?

    I suspect that if he/she has got a late pm Appointment & has arranged a meetup with some workmates at a City Bar then probably not far if he/she is dressed for that occasion.

    I reckon the thread has answered the OPs question, yep they are a scam but one that might be necessary depending on your circumstances

    Can go the other way. Have cracks the have been growing across the ceiling and around the door frames. They all lead back to one point in the house where there is an unsupported wall.

    This is a second story internal brick wall between two bedrooms. It is supported by a brick external wall at one end and then a wooden beam at the other. There is no wall under it as below is the lounge room which it runs across

    Friend who is a builder advised it is a joint that was not properly constructed when the house was built 80 years ago. Needs plaster and floor coverings removed so can be fixed or will just get worse as it continues to move.

    Had a building surveyor come to do assessment for insurance claim. I selected the surveyor and paid for the report so legally is working for me. Still the report only says to investigate yet thought this is what I paid for?

    The surveyor did say it was an interesting construction and not something that would be done today

    I’ve only purchased three houses and sold two.

    First two I purchased were done by companies that offered a complete inspection by one person....value for money? not sure given I’m doubt they even had one trade let alone multiple. As the buyer I didn’t use the building inspection to reduce the price, we’d agreed on a price and I was happy with that. Probably used the report to address a couple of things.

    When I was selling the houses received all sorts of ridiculous requests ‘based on the inspection’ to reduce the house price because of this and that, always laugh at the cosmetic requests like inside needs painting er no paint is fine, good condition, just because you want a colour change doesn’t mean I’m paying.. My reply was always...we have agreed on a price, there are other waiting, stop wasting my time.

    The current house I didn’t bother getting a building inspection.

    jims termite inspection came and found no termite activity or signs of previous activity in our 70 odd yr house, but they also check entire property and gardens for termites, non there either but he found rot and fungus in garden sleepers and mulch and filled the inspection report with gobblegee gook on this with scientific and impressive long words that would make you think there was an issue.

    Mr Jim also had a look at a few dead gum trees (interestingly they 'drowned' at the end of the last drought a few years ago). Good dry standing firewood now His comment was to note, hmm ....... "holes bored into the trunk, could be termites". More likely to be in old limbs lying on the ground says I or in this case more likely to be from wasps, witchety grubs etc. Definitely a "glass half empty sort of guy" .

    Thanks all for the anecdotes and such, I should find out next week some time. I wouldn't be too put out really if the sale fell through as sorting through 40 years worth of crap and cleaning up for a 45 day settlement is killing me. I'm too old for this crap

    I'm hoping to cark it before 'er indoors, then she'll be left with all that accumulated shed crap.

    Now what can I do to ensure that? Have got a few ideas. Maybe have half a dozen affairs or summat although she'd probably catch me out after just one. No future in that then. Bugger!
