    Roofing advice.

    Anyone on here a roof plumber and able to give me a bit of advice?

    The old roof needs replacing and I'm getting all kinds of wild variation in quotes -$15k-$40k.

    It's a reasonably complicated roof, two bay windows and three box gutters.

    Way more than I budgeted, and wondering where the money goes on these jobs.

    Not a roof plumber but builder. Depending on the size of the roof, $15,000 sounds too cheap. That would be close to material costs on a reasonable roof. Also consider placing blanket insulation in the roof as well at the time of replacement. It works far better than just sisalation/sarking.

    The govt. is giving $1600 towards that insulation at the moment.

    Roof blanket is in most quotes, probably not the $15k one. Already had the insulation and put in for the rebate.

    I think you can if it was installed by an installer with a ticket, and after a certain date this year, and you have several quotes on paper, and, and, and.

    Certainly stimulated my paperwork.

    Well, Rilka's paperwork, she's doing the roof stuff.

    Government rebate is only for roofs that have no insulation now. If your roof has the blow in type then if it is less than 10 cm thick you will qualify. You have to have it installed by a qualified installer who will come out to your house and do a survey to see if you qualify.
    You will not get the rebate if you are replacing your roof as the insulation has to be installed as part of the renovation in order to meet the new 5 star energy rating rules. If you do not use a qualified plumber to install your roof you may get away with it but the government is closely monitoring the scheme and will be fairly savage in any rorts they find so be careful.
    15K does sound rather cheap for a new roof installed but it really depends on the size of the roof. With the price of steel increasing over 30% in the last two years the old corry roof is becoming an expensive option for houses nowadays. Thats why most of the newer first home buyers houses are now tiled.

    Hi

    I am a roofie and builder.

    Its hard to compare all quotes so do a Scope of work that includes eberything you want done.

    Colouebond or zinc or even Galv.
    Gutters, sisalation or blanket.
    new downpipes, insulation.
    repair of possible timbers and removal of existing and rubbish removal.

    Back flashing to skylights and or heater flues.

    If you give people an exact scope as to what you want done, the quotes should come in closer but some do have bigger margins and make sure they will come back to fix any possible leaks.
    Withhold some of the money and pay once it rained and not leak.

    Rubbish removal can be as high as 1-2K alone.
